Dharam Dhillon*
Partner
Dharam advises clients on all issues related to the acquisition, development and sale of development properties. He regularly advises clients in assembling development land, preparing disclosure statements, and financing both the acquisition and construction of their development projects. Additionally, he assists developers by navigating them through the rezoning process, attending to strata and subdivision matters, structuring their construction arrangements with their trade contractors and consultants. Dharam also assists clients with setting up appropriate ownership structures. This includes basic corporate ownership, bare trusts, partnerships, and joint ventures.
Dharam’s experience in development covers projects of every type and scale. This includes high-rise towers (for all uses including office, residential and retail), mixed-use buildings and communities, commercial and industrial strata, townhouse communities, residential subdivisions, and single-family houses.
Dharam received his B. Kin from the University of British Columbia and his Juris Doctor from the University of Alberta, where he served in various executive roles including President of the Law Students’ Association. Dharam has also served as a board member for various organizations including NAIOP, the Sanford Housing Society and the University of Alberta Faculty of Law Dean’s External Advisory Committee. Dharam obtained an Osgoode Law School Certificate in Construction Law in 2019.

Robin Jawanda*
Partner
Robin’s practice entails assisting clients with their estate planning and estate administration needs, including transferring wealth, incapacity, disability, wills, power of attorney, representation agreements, trusts, and probate.
Robin’s practice also involves advising lenders and borrowers on a broad range of debt financing transactions, asset-based financings, and real estate financings. He also has experience in a wide array of corporate and commercial matters, including, acting for landlords, tenants, and clients on development, acquisitions, dispositions, and leasing.
Robin received his Bachelor of Arts from the University of British Columbia and his Juris Doctor from the University of Alberta, where he served in various executive roles including Vice President - Services of the Law Students’ Association. Prior to becoming a Partner at Wilson Rasmussen LLP, Robin practiced in the commercial real estate and financing group at a leading national firm.

Douglas Zorrilla*
Partner
Douglas advises on all aspects of commercial real estate, including acquisition, development, subdivision, financing, construction and sale of commercial properties as well as leasing of commercial and industrial properties. He also frequently acts for clients buying, selling, and refinancing residential and investment properties. In his commercial practice, his experience includes acting as lead counsel on numerous mergers & acquisitions transactions, including share purchase and asset purchase transactions, real estate development projects, equity and/or debt financings, and complex real estate transactions. In his corporate law practice, Douglas assists professionals, entrepreneurs, and businesses with incorporation of companies, corporate governance matters, and corporate reorganizations.
A secondary focus on Douglas’ practice is advising individuals and corporations on a wide range of immigration matters. In addition to providing strategic advice to corporations on immigration matters, he assists in the preparation and submission of permanent residence applications, work permits, intra-company transfers, business visitor applications, sponsorship, and citizenship applications.
Prior to joining the firm, Douglas practiced in the commercial real estate group and business immigration group of a leading national law firm. He was called to the bar in Lima, Peru in 2007, and practised law in Lima until 2010. Douglas is fluent in English and Spanish.
Douglas regularly presents on real estate and commercial topics for real estate brokerages and business associations. In 2025, Douglas was awarded the Entrepreneurial Excellence Award by the ITL Network.

Wills & Estate: What is probate?
Probate is having the court establish that a Will is valid.
Wills & Estate: How much are probate fees in British Columbia?
$200.00 on the first $25,000.00
$6.00 per $1,000.00 on the next $25,000.00
$14.00 per $1,000.00 or part thereof on assets over $50,000.00.
Wills & Estate: What happens if I die without a Will?
If you die without a Will in BC, the Wills, Estates, and Succession Act sets out who will be the beneficiaries of your estate. It depends on who is in your family to determine who will receive what in BC: spouse and children receive first, if there is no spouse or children, then grandchildren take, then parents, if no parents, then brothers and sisters, etc. The estate goes to the government only if there are no nieces and nephews.
Business: How do I protect a business name?
Where do you want to use it? If it is something you want to use all over the country, you may want to consider a federal incorporation or you may wish to trademark, maybe both. In the province, it can be registered as belonging to a proprietorship or partnership, or you can use the business name as an element of your company name if you decide to incorporate. The systems require that you search first to ensure that it isn’t already in use, or so close to someone else’s registered name as to cause confusion.

If the public is expected to do business with an incorporated entity, the public has a right to see what the company is up to, to a certain extent; the corporate records must be available for public viewing, so everyone has a right to know who the directors are and who the shareholders are.

Contesting a Will: What does it cost to prepare a Will?
Our fee changes for more complicated Wills where special drafting is required (ie: discretionary trusts for children with disabilities, or if you plan to exclude a legal spouse, partner or child (even if an adult) from the distribution of your estate).
Of course, GST(5%) and PST(7%), photocopies and the cost of filing Wills Notices are added to our accounts as shown in the second column.
